Selling Your Vaughan Home in Fall and Winter

A lot of sellers in Vaughan wait for spring. That's exactly why fall can work in your favour.

In August 2026, new listings across the GTA were down 14.1% from a year earlier. Sales dipped only 2.1%. Fewer homes for sale means less competition for yours, and the buyers still out looking after Labour Day are usually the serious ones: a job relocation, a growing family, a lease ending, a school start date.

What the Vaughan numbers look like right now

In August 2026, 242 homes sold in Vaughan through TRREB's MLS. The average price was $1,234,758 and the median was $1,148,750. Detached homes made up 122 of those sales at an average of $1,671,824.

At the end of the month there were 1,198 active listings in Vaughan. Prices are still below last year: TRREB's benchmark for Vaughan was down about 5% year over year. So this is a market where pricing matters. Buyers have choice, and an overpriced home sits.

If you're thinking about selling, ask me for the sales on your street and the streets around you. A city-wide average tells you very little about what your house will sell for.

Price it right the first week

The first two weeks of a listing get the most attention. If the price is high, buyers scroll past, and the home picks up days on market that the next buyer will ask about.

In a slower season I'd rather price a home where it gets real showings early than chase a number and cut it a month later. A price drop in December is harder to recover from than a sharp price in October.

Get the photos done while the light is good

Days get short fast in November. Book photos for late morning or early afternoon, turn on every light, and open every blind.

If the leaves are still on the trees, get the exterior shots done now. A house photographed in October looks better online all winter than one shot after the first snow.

Keep the outside safe and clean

Once the weather turns, the outside of the house is the first showing:

  • Rake the leaves and clean the gutters.
  • Keep the driveway, walkway and front steps clear of snow and ice. Salt before showings.
  • Put a mat inside the door and a spot for buyers to leave their boots.
  • Replace burnt-out porch and garage lights. Many showings happen after 5 p.m. when it's already dark.

Make it warm inside

Set the heat a little higher before showings. A cold house feels empty and buyers rush through it.

Holiday decor is fine, but keep it light. Buyers need to see the rooms, not the decorations.

Think about your own timing

A fall listing often closes in the new year. If you're buying and selling, talk to your mortgage lender about bridge financing before you list, so the two closings line up.
