Why Buyers Choose Ali

On Your Side of the Table

Buyer Specialist

I hold the Accredited Buyer's Representative (ABR) designation, which is training specifically in representing buyers.

Streets and Schools

My office is on Major Mackenzie in Vaughan. I can tell you which school a street feeds into and what a listing's photos leave out.

Negotiation

As a Certified Negotiation Expert (CNE), I work on the price and the terms, so you don't overpay or give up protections you need.

The Process

How Buying Works

01

A First Conversation

We talk through what you need, where, your budget and your timing. If you also have a home to sell, we plan the order so you're not carrying two homes or rushing into a rental.

02

Mortgage Pre-Approval

A pre-approval tells you your real budget and makes your offer stronger. If you don't have a lender yet, I can introduce you to a mortgage specialist.

03

Search and Showings

I set up a search that emails you new listings as they hit MLS, and I book showings around your schedule. At each home I'll point out what to look at closely.

04

Pricing and the Offer

Before we write anything, I pull recent sales nearby so we know what the home is worth. Then we decide the price, the deposit, the closing date and the conditions (financing, inspection, a status certificate for condos), and I negotiate with the seller's agent.

05

Deposit and Conditions

Once the offer is accepted, the deposit is usually due within 24 hours. We book the home inspection and your lender's appraisal, and your lawyer reviews everything before the conditions deadline.

06

Closing Day

Before closing we do a final visit to the home. Your lawyer pays the land transfer tax, registers the title and sends the funds, and you get your keys.
