Vellore Village is the part of Vaughan I know best. I live in Vaughan, I door-knock these streets every week, and I run an annual ice cream event for the neighbourhood. Here's what I tell buyers who are looking at it.
Where it is
Vellore Village sits west of Highway 400, around Weston Road and Major Mackenzie Drive. Most of it was built from the early 2000s on, so the streets are newer, the lots are fairly regular, and you'll see a lot of families.
What you can buy here
Mostly detached homes, with semis and freehold townhouses mixed in. There are some condo and stacked townhouse options closer to the main roads.
For context on price: in August 2026, the average detached home across Vaughan sold for $1,671,824, and TRREB's Vaughan benchmark for a detached home was $1,501,200, about 5% lower than a year earlier. Prices within Vellore vary a lot by street, lot size and finish, so ask me for recent sales on the specific streets you like.
Getting around
Highway 400 is right there, and Highway 407 is a short drive south. The Vaughan Metropolitan Centre subway station at Highway 7 and Jane connects you to Line 1. Maple GO on the Barrie line is a short drive east.
Highway 413 is planned to end at Highway 400 north of Vaughan. The province has started construction on parts of it, but hasn't published a completion date. If you're buying near the 400 north of Major Mackenzie, it's worth knowing where the planned route and interchanges are.
Day-to-day life
Vaughan Mills and Canada's Wonderland are both minutes away. Cortellucci Vaughan Hospital is at Major Mackenzie and Jane, just across the 400. There are community centres, parks and trails through the neighbourhood, and plenty of everyday shopping along Weston Road.
Schools
Vellore Village is served by both the York Region District School Board and the York Catholic District School Board. School boundaries change as new homes are built, and two houses on the same street can sometimes go to different schools.
Before you make an offer, check the exact address with each board's school locator, and call the school if it matters to you. I keep a school catchment reference for Vellore Village and Kleinburg and I'm happy to go through it with you.
What to check before you buy
- Whether the basement was finished with permits, especially if it's set up as a separate unit
- The age of the roof and furnace, since many homes here are coming up on their first replacements
- Grading and drainage around the house, and any signs of water in the basement
- Street parking rules if you have more than two cars
- Where the house sits relative to Weston Road, Major Mackenzie and the 400, for traffic noise
Is Vellore Village right for you?
If you want a newer home, good highway access and a family neighbourhood, it's hard to beat in Vaughan. If you want older trees, bigger lots or a walkable main street, Woodbridge or Kleinburg may suit you better.
If you're thinking about Vellore Village, let's go for a drive. I'll show you the streets I'd look at first. Send me a message here or call 647 295 6950.
